Representative office address requirements

1.Choose a regular business location as the address of the representative office

As the address of the company, it should first meet the requirements of laws and regulations and the relevant provisions of the Beijing Municipal Administration of Industry and Commerce. That is to say, the house must have a building ownership certificate, and the house use recorded in the house ownership certificate is consistent with the business activities undertaken by the company. Simply put, it is "clear ownership, consistent use"

2.Description of apartment, house, commercial and residential buildings

At present, the regulations of the Beijing Municipal Administration for Industry and Commerce are that apartments, residential and commercial and residential buildings cannot be used as registered addresses of enterprises. Therefore, investors need to rent formal commercial office buildings as registered business premises.

3.Special regulations on business premises

(1)If the real estate license records the use of ¡°industry, education, medical care, other (foreign, religious, prison)¡±, the owner must provide instructions for the need for supporting services.

(2)If the planning approval materials for the house were obtained before October 1, 2009, and the real estate license records the use of ¡°traffic, warehousing, commerce, finance, information, scientific research, culture, entertainment, sports, office, comprehensive¡±, the house can be registered as address of the representative office.

(3)If the house is located in a rural area and has not obtained the real estate license, it may submit a copy of the Rural Planning Construction Permit or the Temporary Rural Planning and Construction Permit and affix the official seal of the government, or submit the supporting documents issued by the township government.

(4)If the house belongs to the central government agencies, it shall submit the supporting documents issued by the housing management department of the central directly affiliated institutions. If the house belongs to various ministries and commissions of the State Council, it shall be submitted to the State Council Administration Bureau for the certification documents issued by the State Council. If the house belongs to a central enterprise supervised by the State-owned Assets Supervision and Administration Commission of the State Council, it shall submit the supporting documents issued by the enterprise. If the house belongs to various types of areas above the municipal level, it shall submit the supporting documents issued by the management department of the area.

(5)If the house belongs to the railway system, supporting documents issued by the housing management department of the Beijing Railway Bureau shall be submitted.If the house belongs to a religious system, religious property ¡°Notification of Confirmation¡± issued by the Office of the Leading Group for the Implementation of the Private Housing Policy of Beijing shall be submitted or submit the supporting documents issued by the competent department of the religious group. If the house belongs to the military real estate, submit the original copy of the Military Real Estate Leasing License.

(6)If the house belongs to a hotel or restaurant, submit a copy of the business license stamped with the official seal. If it is registered in the commodity trading market, the market service management agency will issue a certificate and submit a copy of the business license stamped with the official seal of the market service management agency.

(7)Residential buildings planned for commercial use on the ground floor of the residential building shall not be engaged in production and business activities that are involving national security, having serious safety hazards, affecting people's health and polluting the environment such as catering services, singing and dancing entertainment, providing Internet access services, production and processing and manufacturing, and operating dangerous chemicals and other industries that may not be engaged in laws and regulations.
